When you are starting to research your homes value, may people turn to one of several large online sources that will automatically produce a possible sales price.  This is probably a good starting point but don't stop there.  If you are thinking of selling, find a Realtor that can put together a Price Opinion for you.  Better yet, a Realtor that is intamately familure with providing banks and lending instutions with what's called BPO's or Broker Price Opinions.  

Realtors with the knowledge to produce these reports have the expertise required to do a market comparison of your home against other like homes in your area.  This is not always easy and can take up to 3 hours.  If you are emotionally attached to your home, like most of us, you might be suprised by the sales value that is derived from these reports.  If you believe your home is worth a certain value and the report challenges that view, remember that any potential buyer will be looking at your home in a more detached way and his agent or Realtor will also be giving their input as to the value of the home and that opinion is what the buyer trusts.  When the opinion of the buyer and buyers agent agree with the listed price of the property you will have a potential buyer.  If the property is over priced, potential buyers will either give you low ball offers or simply walk away.  Don't loose potential buyers or time!
